You may think to get a quick sale you need a complete overhaul of certain rooms. In reality this isn’t necessarily the case, you just need to give things a quick touch up. This can include replacing doors on kitchen cupboards rather than buying new kitchen fittings.
Small, simple touches in other rooms such as attractive made to measure shutters in lounges and bedrooms can make all the difference. They’ll let light into the rooms, something that instantly appeals to buyers and being made to measure they’ll fit perfectly ensuring the room appears complete. Even if the buyer wants to change things, which they no doubt will, it’s important to make the property look complete. This will instantly add appeal.
Create some kerb appeal
You need to impress from the outset and that includes the moment they pull up to your home. First impressions always count meaning a well-mown lawn, neat paths, attractive flower beds and a garden fence can make an instant impact. A little work on the outside of your home can work wonders with prospective buyers.
De-clutter and de-personalise
Clutter is the enemy of an attractive home. Whilst the spare bedroom may have become a dumping ground for unwanted household items, no buyer wants to see it. If the home is advertised as three bed, that’s what they want to find. If this isn’t the case, a sale may be unlikely. Clutter can also make a space appear a lot smaller than it actually is. You want to open up the home as much as possible and showcase the full space. Be ruthless and get throwing away.
We all like to personalise our home with photos and memories. Buyers, however, don’t want to see this. It all boils down to them visualising themselves living there. Show them a clean slate and it will appeal.
Highlight the positive aspects
Whether conducting the viewing yourself or leaving it up to the estate agent, it’s important that the order of the viewing showcases the best features at important times. Selling points should come early and at the end to make an instant as well as a lasting impression. If you have kids or pets, consider asking a relative or neighbour to look after them during the viewing. Any distractions can detract from the matter at hand. In the current market, selling can be difficult. You have to really make the most of what you have.
